Are there upfront costs to apply?

  • $50 application fee per applicant 18 and older
  • $395 administrative fee per apartment home
Additional “move-in” costs include utilities, deposit alternatives, parking, etc. Application and admin fees are non-refundable. 

What does the administrative fee cover?

​The one-time administrative fee reserves your apartment home and covers all administrative handlings regarding move-in/move-out and throughout your residency.

What are your income and credit requirements for approval?

  • 600 + Credit score
  • ​2.5 times the proposed monthly rent​
​Not meeting these requirements does not mean automatic failure. Conditions may be applied if these requirements are not met.

What are the grounds for my application to be denied?

  • A balance due to another rental agency
  • Bankruptcy filed within the past year
  • Eviction action within the past 3 years
  • Criminal history (please contact the property for more clarification)

What is Renter's Insurance?

​Renters insurance provides coverage for damage or other incidents to the apartment home. TLC requires all residents to obtain renters insurance either through their community or through a third party if personal property coverage is needed. If obtained through a TLC community, it will be a liability policy only.

Can I sublet my home?

​Subletting is not allowed at any point during your lease, this includes Airbnb, VRBO, or any similar platform.

What if I want to buy a home?

Villas at Anthony Park offers a unique opportunity to enjoy the community as either a resident or a homeowner, with select homes available for purchase. Is parking included?

Yes! Every home includes a private driveway and garage.

What is the TLC Shuttle Bus?

​The TLC Shuttle Bus is an exclusive amenity at select TLC Properties, making it easy to enjoy grocery trips, local events, and fun adventures around town without the stress of driving. From practical stops to social excursions, it’s a great way to get out, explore, and spend time with friends. Some trips may even include residents from other TLC Properties communities, making every outing a chance to connect and have even more fun!

 

Is your community pet-friendly?

Absolutely! Villas at Anthony Park is a pet-friendly community, and pets are more than welcome in our community.

Is there a pet fee or monthly pet rent?

We require a one-time pet fee of $300 per pet, due at move-in or when the pet joins you. There is no monthly pet rent, even for short-term or corporate stays.

How many pets are allowed per home?

Residents may have up to three pets per home, in accordance with TLC Properties’ pet policy.

Are there breed, size, or weight restrictions?

No. Villas at Anthony Park has no breed, size, or weight restrictions, making it easy to bring pets of all shapes and sizes.

Can I add a pet after I’ve already moved in?

​Yes. If you decide to bring a pet after move-in, simply notify the leasing office, complete the required pet documentation, and submit the one-time pet fee at that time.

Do you offer pet amenities or nearby pet-friendly areas?

Yes! Villas at Anthony Park offers walking trails throughout the community, giving your furry friends a convenient place to enjoy daily walks and fresh air. In addition, TLC Properties partners with Funky Bunch Pet Care, allowing residents to easily schedule services like walks and pet sitting directly through the resident portal—perfect for busy schedules or work travel. We do ask that residents kindly clean up after their pets to help keep the community clean and enjoyable for everyone.

Villas at Anthony Park is a part of the Springfield Public School system, Missouri’s largest school district. Students residing in our apartment community will attend these schools:

How are maintenance issues handled when the office is closed?

​We offer on-call maintenance for emergencies outside office hours, please call (417) 427-9495. 

Does your community offer security?

​Yes, we offer security on a patrol rotation each day/night and for after-hours calls.
